Notwithstanding this, we believe that as vendors expectations come closer to purchasers, opportunities will arise for those with sufficient equity take advantage of them. Equally, there is evidence of retailers moving into the Spanish market, taking advantage of available strategic space with a view to a recovery in the future. Opportunities definitely exist both for investments of existing property and for fitting out of retail and office space. We too hope to be successful in these areas  as a service provider and we will in the future  keep you updated with our progress together with trends and changes to Spanish regulations relevant to the property and construction sector.
